The video is a windows media file & it runs a little fast on first play. If you go up to the menu at the top of the screen & click on play, then down to Play Speed which opens a flyout to allow you to change the speed to slow. Additionally if you hover over over the play button it becomes the pause button during the play mode. So you can pause the video at any time & click play to continue again.

3 Apartments at No 1 Mill Rd, Bright

We have acquired a piece of land in the township of Bright, Victoria 3741. It is approximately 200 meters from where the old General Post Office resided until a couple of years ago. As distances between towns in Australia are from GPO to GPO one could regard this address  as being 200m from the town center of Australia,s most picturesque alpine towns. No question about the last part of that sentence!

Upon first glance of the land it is difficult (for some) to see the extent & potential for its development but when it came up for sale a couple of years ago I did a little bit of investigating with Dickens Real Estate in Bright & found that this site has some quite  exciting possibilities. The land is 1110 sq m. Although much of it (25%) is steep, there is a requirement within the Victorian Res Code town planning guidelines to allow for a reasonable amount of permeable land on any development site so it might as well be steep. The land fronts onto a parkland that will not get developed & in fact the Alpine Shire are at the moment upgrading the area around Bakers Gully Creek which is part of the route from No 1 Mill Rd to the main shopping center of the village.

In this post I have created & shown a set of visualizations for one possibility for this site. The set of 3 apartments described here have not been put to the Alpine Shire Planning department yet. But the major part of the planning issues have been looked at & they will comply with the Victorian Res Code guideline's.

The buildings modeled here have upstairs kitchen & bedrooms with the opportunity to fit a residential class lift in place of the spiral stairwell. These buildings are also configured to allow a lift to be retro-fitted at a later date if need be. There is an additional provision for access to the 1st floor from the garden at the side of each apartment. This access is to a rear 1st floor verandah/patio which is roofed but not enclosed to allow for daylight & airflow to permeate through from the front to the rear of the building.

Whereas this is one possible configuration for this block of land, it is by no means the only possibility.
